A building permit is not required to install or build a fence but you must follow the requirements of the Zoning Bylaw.
General requirements
- You should build within your property boundaries to ensure you do not encounter any problems.
- You can build on a shared property line as long as your neighbour who shares the property line with you has agreed to it.
- Building material must be chain link or material that is resistant to deterioration due to exposure to weather conditions.
- Measurements are from grade to the highest point of the fence, excluding decorative post caps.
Height requirements
How high you can build your fence depends on whether you are in a residential, commercial or industrial zone. Please see our Fence Regulations for height requirements and complete details.
Call before you dig
It is your responsibility to contact Sask 1st Call to locate any underground utility lines, and Information Services Corporation for any easements.
Find your property lines
Locating property lines is the owner's responsibility.
You can use a Surveyor's Certificate or Real Property Report from a legal land surveyor to determine where the property lines are located. The Saskatchewan Land Surveyors Association provides further details on Real Property Reports.
You will need to contact Information Services Corporation (ISC) and utility companies to locate utility lines and easements.
Construction over underground utilities is not permitted.
Disagreement with your neighbour over a fence
If you share a property line with your neighbour and do not agree with the maintenance, cost or construction of an existing fence or a new fence, we do not have jurisdiction over these matters. This is a matter between private landowners. You can resolve such matters through civil litigation.
