Inspections

Inspections are required for:

    • Any issued building permit
    • Any business, including those moving to a new location
    • Home-based daycares

Each project needs specific inspections at different stages. Not all may apply to your build, but here's the general list:

When: Before pouring concrete for footings, slabs, or grade beams.
What’s Checked: Soil conditions, formwork, rebar placement, footing sizes, and alignment with approved plans.
Why It Matters: This ensures the building has a solid foundation and pervents structural issues later.

Make sure all formwork and rebar are visible and free of debris before scheduling your inspection.

When: Before backfilling around the foundation walls.
What’s Checked: Damp-proofing or waterproofing, drainage tile, crushed rock, insulation, and foundation protection.
Why It Matters: A proper drainage and moisture barrier system protects your foundation from water damage.

Leave the foundation exposed until after this inspection is approved.

When: After the foundation is installed.
What’s Checked: A legal land surveyor confirms the exact location of the foundation relative to property lines and setbacks.
Why It Matters: Ensures your building complies with zoning regulations and is fully within your property boundaries.

Submit your RPR early to avoid delays in final inspections or occupancy.

When: Before pouring the basement slab.
What’s Checked: Rough-in piping and perimeter seals for radon or soil gas mitigation systems.
Why It Matters: Helps protect indoor air quality by allowing radon gas to safely vent from beneath the slab.

Keep all components visible and accessible for inspection before the concrete pour.

When: After framing, windows, and doors are installed, and once rough-in plumbing, electrical, and HVAC have started.
What’s Checked: Wall and roof framing, fasteners, fire blocking, stairs, window installations, and rough-ins for mechanical systems.
Why It Matters: Confirms the home’s structure is safe and built to code before it’s closed in.

Do not install insulation or vapour barrier until the framing inspection has passed.

When: After insulation and vapour barrier (poly) are installed, but before drywall.
What’s Checked: Insulation type and R-value, vapour barrier continuity, and air sealing around windows, outlets, and penetrations.
Why It Matters: Ensures the home meets energy efficiency standards and prevents moisture problems.

All seams and joints should be sealed with approved tape or caulking before inspection.

When: After all construction is complete.
What’s Checked: All finishes, handrails, smoke and CO alarms, grading, and any code or permit conditions.
Why It Matters: The final inspection confirms your home is safe, complete, and ready for occupancy.

Submit your Real Property Report and any required letters of assurance before requesting your final inspection.

You must call at least 24 hours in advance to book an inspection. Either you, your agent, or your contactor is responsible for making the booking. Depending on the type of inspection, Fire Inspectors and/or members of the City Assessment Division may also be present.

Please provide the following information:

    • Building permit number and the address where the inspection is required
    • Email address
    • The type of inspection(s) requested
    • Whether someone will be on-site
    • Name and phone number of the contact person

You will receive a call back within 24 hours to schedule your appointment.
Requests received after hours or on weekends will be reviewed on the next business day.
