Garages and Sheds

A building permit is required for a garage or shed over 10 m2 and carports. Garages, sheds and carports must follow the requirements in the Zoning Bylaw and National Building Code of Canada. To view the Zoning Bylaws, visit the Bylaws page and select "Zoning" under category.

General requirements

You must have a building permit before construction starts. Please see our Garage, Shed and Carport Regulations for the requirements for:

  • Setback
  • Overhang
  • Foundation
  • Wall height

You must meet the following requirements:

  • Garages and sheds cannot be in the front yard, except for a garage attached to the principal building
  • Maximum lot coverage is 15% (this includes all accessory buildings on the property)
  • In the CR1 zoning district, the maximum lot coverage is 2%
  • In the CR2 zoning district, the maximum lot coverage is 5%
  • Maximum roof pitch is 5/12 or matches the roof pitch to the house

Homemade roof trusses

Any homemade roof trusses need an engineer's stamp. You must provide us with the engineered truss design before the framing inspection.

Applying for a building permit

Your building permit application must include the following:

  • Site plan drawn to scale with metric measurements showing setbacks, eave overhangs and openings such as doors and windows
  • Floor plan
  • Cross section

Call before you dig

It is your responsibility to contact Sask 1st Call to locate any underground utility lines, and Information Services Corporation for any easements.

Find your property lines

It is your responsibility to know where your property lines are. You can use a Surveyor's Certificate or Real Property Report to locate property lines. The Saskatchewan Land Surveyors Association provides further details on Real Property Reports.

You must also ensure that the location of the garage, shed or carport to the property lines and other buildings is accurate.
