Building Permits

 A building permit is required whenever you are planning on building, renovating, moving or demolishing a building or planning a change of use of or an addition to a new or existing building.  (A building is considered to be any structure that contains a use or occupancy.)  The permit must be obtained PRIOR TO any work commencing.  Until your building permit is issued, NO construction may begin. Construction that is started prior to the issuance of a permit will be subject to a minimum $250.00 surcharge and any other action that is deemed appropriate.

A building permit is not required for sheds under 100 square feet in size, "tent garages" or fences.  However, these structures must still meet requirements defined in the City's Zoning Bylaw as they relate to setbacks, size, site location and coverage.

Shipping containers are considered buildings and must meet the requirements of both the National Building Code and the City of Prince Albert Zoning Bylaw.

Semi-trailer units are not to be considered as buildings and may not be used as such.  Semi-trailer units and similar vehicles used as storage facilities will be treated as "junk vehicles" under the provisions of the Property Amenities Bylaw.

Any construction or addition to a building other than a one family dwelling requires an approved Development Permit before a Building Permit can be issued.

Your contractor, builder or someone else may apply for the building permit while acting as an agent on your behalf, but as the property owner you are ultimately responsible for your project.

In all cases, apply for your building permit as soon as possible.  On average, it takes ten days to process an application.  If approval is required through City Council or another department, it may take longer.

No one shall commence any work to which the Saskatchewan Uniform Building and Accessibility Act, Regulations or the City of Prince Albert Building Bylaw applies (including all amendments listed under the City of PRince Albert Bylaws), unless the owner has obtained a Building, Demolition or Removal Permit. Application for a Building Permit must be made on the forms supplied and must include detailed plans of construction.

 Every application for a Building Permit shall be completed to the satisfaction of the Building Inspector, be signed by the applicant and be accompanied by specifications and scale drawings of the building. Drawings must show the dimensions of the building, the proposed use of each room or floor area, the dimensions of the land on which the building is situated and the location of the building on the land.
